Touring homes is so much fun—you get to imagine yourself living in new spaces, rate kitchen islands on a scale from 1–Pinterest-worthy, and silently judge closet sizes like your life depends on it.

But beyond the dreamy staging and fresh paint, there are a few not-so-obvious things you should be paying attention to—especially if you want to avoid surprises later.

So whether it’s your first showing or your fifteenth, here are a few key things buyers often miss when touring homes (and what you should be keeping an eye out for instead):


 1. The Big Stuff: Roof, Windows, HVAC & Foundation

These four are the “Big Four” when it comes to home systems. Why? Because they’re expensive to replace.

  • Roof: Look for missing shingles or patches. Ask when it was last replaced.

  • Windows: Check for condensation or fog between panes (aka seal failure).

  • HVAC: Peek at the system and check the age—10+ years? Budget for a future replacement.

  • Foundation: Look for cracks, sticking doors, or sloping floors.

Pro tip: These things may not make or break the deal, but they do impact your budget down the road.


 2. Water Pressure & Plumbing Clues

Yes, you can (and should!) test the faucets.

  • Turn on sinks and showers—notice pressure and how quickly hot water kicks in.

  • Flush toilets.

  • Check under sinks for signs of leaks or water damage.

  • Look for water stains on ceilings or baseboards.

Moldy smells or moisture issues could be signs of a bigger problem—and might not show up until the inspection unless you’re looking closely.


 3. Storage & Closet Space (Realistically)

It’s easy to overlook if the staging is cute, but where will your vacuum go?

  • Walk into closets—don’t just peek.

  • Check garage and attic access.

  • Open kitchen cabinets—are they deep? Efficient? Pantry space?

  • Don’t forget laundry area space—can you actually fold clothes there?

Think about how you actually live, not how the home is styled.


 4. Electrical Outlets & Light Switches

This one’s subtle, but super practical.

  • Check if there are enough outlets in key areas (bedroom, office, kitchen).

  • Are there overhead lights in bedrooms—or just switch-controlled wall outlets?

  • Are exterior lights and outlets functional for entertaining or holiday décor?

It’s the little things that can drive you nuts once you move in. Better to know now.


 5. Orientation & Natural Light

Even the most beautiful home can feel dark or cave-like if it’s poorly positioned.

  • What direction do the main living areas face?

  • Are the windows bringing in natural light, or is it all artificial?

  • How does it feel at different times of day?

Orientation can impact your mood and your utility bills. Sunlight = serotonin.


 6. Noise Levels & Surroundings

Take a second to just stand and listen.

  • Can you hear road noise? Planes? Barking dogs?

  • What’s behind the home? A school, power line, or business?

  • Will rush hour affect your peace and quiet?

You can’t change the neighbors or the street—but you can choose your vibe.
